Annual dehumidifier maintenance in Magnolia, DE

Annual dehumidifier maintenance in Magnolia, DE Annual dehumidifier maintenance in Magnolia, DE

Lawson Home Services has visited this Magnolia, DE home many times for annual follow up maintenance inspections since encapsulating the crawlspace and installing a Sedona SaniDry™ dehumidifier back in 2014. Lawson's annual maintenance service includes a thorough inspection to ensure all previously installed measures. are still functioning properly. Pumps and hoses are disassembled and cleaned, and replaced if needed.

During this visit Lawson's tech, John Carpenter, discovered a plumber had relocated the SaniDry™ within the crawlspace but failed to level the unit properly. Worse yet, the plumber had replaced the discharge line in such a way that could have completely caused the dehumidifier to stop doing its job. The discharge water was overflowing from the unit onto the floor of the crawlspace. John leveled the unit, cleaned it, removed the dirty condensate hose, and replaced it with a new one. Now the water from the dehumidifier is going where it belongs instead of back into the air from which it was removed.

Radon Measurement in Magnolia, DE 19962
  1. Why they needed a radon mitigation system:
The homeowner in Magnolia, DE, had a professional radon monitor test performed, which revealed elevated radon levels of 5.2 pCi/l. With the property recently sold and the sale pending, they needed to reduce radon levels as quickly as possible to meet safety standards and ensure a healthier environment for future occupants.

  2. Why the customer chose the company:
The homeowner selected Lawson Home Services due to the company's strong reputation for reliability, efficient service, and expertise in managing urgent radon concerns, particularly in time-sensitive situations like this one.

  3. What's causing the problem:
The high radon levels in the home were due to natural radon gas infiltration, which can occur in any house, especially in areas with naturally occurring uranium in the soil, like Magnolia. Radon gas was likely seeping through cracks in the foundation and other entry points.

  4. How We Fixed the Problem (Mitigation Process):

  • Conducted a thorough inspection to confirm radon levels and identify the most effective mitigation plan.
  • Sealed 70 linear feet of cracks in the foundation to reduce radon entry points.
  • Installed an exterior radon fan to efficiently vent radon gas from beneath the house to the outside.
  • Implemented a well-placed piping system to direct radon away from the home.
  • Ensured continuous monitoring by installing a manometer to measure system pressure and performance.
  1. What's unique about this situation:
The urgency of this project made it unique, as the radon mitigation system needed to be installed promptly to ensure the home met safety standards before the pending sale was finalized. Additionally, the homeowner had no prior experience living in the property, as they had only recently acquired it, adding an extra layer of importance in resolving the issue quickly and efficiently.

Safeguarding Your Home and Environment: Lawson Home Services Mitigates Radon Threat in Magnolia, Delaware

Why They Needed a Radon Mitigation System:

A Magnolia, Delaware homeowner, concerned about their family's health, took proactive steps after a short-term radon test revealed high levels in their home. Radon gas, a naturally occurring radioactive element, can seep into homes through cracks or foundation gaps, accumulating to dangerous levels if left unchecked. Long-term exposure to elevated radon levels is a known health risk, prompting the homeowner to seek mitigation.

Why They Chose Lawson Home Services:

  • Promptness and Customer Service: Facing a potential health risk, the homeowner valued a company known for its quick response and commitment to customer satisfaction. Lawson Home Services' reputation for these qualities influenced their decision.
  • Expertise: The homeowner sought a company with a strong track record in radon mitigation. Lawson Home Services' established expertise instilled confidence in the homeowner.

What's Causing the Problem:

Radon gas is the culprit. This odorless and colorless gas can seep into basements and crawlspaces through cracks or foundation gaps, posing a health risk if left unchecked. The high levels detected in the homeowner's test confirmed the need for a mitigation system to address this potential health hazard.

How We Fixed the Problem (Mitigation Process):

  1. Thorough Assessment: Lawson Home Services began by conducting a comprehensive assessment of the homeowner's property. This included identifying potential entry points for radon gas, such as cracks in the foundation or around the sump pump pit (if present).
  2. Clear Communication: Following the assessment, Lawson Home Services provided the homeowner with a transparent and detailed free quote outlining the recommended course of action.
  3. Expert Installation: Upon homeowner approval, our team of certified radon mitigation specialists began the installation process:
    • Strategic Pipe Placement: The optimal location in the basement slab was identified for drilling a hole for the radon pipe, the pathway for drawing radon gas out of the home.
    • Sump Pit Sealing (if applicable): A special sealant was applied around the sump pump pit to prevent radon gas from entering the living space through this potential pathway.
    • Radon Pipe Installation: The radon pipe was meticulously installed throughout the basement, ensuring proper connection to the rest of the system and reaching the designated exit point.
    • Radon Fan Installation: A powerful yet energy-efficient radon fan was strategically placed within the system. This fan continuously draws radon gas from the sub-slab area and vents it outside the home.
    • Manometer Monitoring: A manometer was strategically placed within the system to provide a visual indication of the suction power created by the radon fan. This allows for ongoing monitoring and system optimization.
  4. Verification and Peace of Mind: Once the installation was complete, a fresh test kit was used to verify the system's effectiveness. The significantly reduced radon level confirmed a successful outcome.

Client's Feedback:

The homeowner expressed immense satisfaction with Lawson Home Services' overall performance. They were particularly impressed with the company's promptness, exceptional customer service, and clear communication throughout the process. The smooth installation, minimizing disruption to their daily lives, was another point of satisfaction.
